Renting accommodation in Norway

Finding somewhere to stay in Norway can be both exciting and challenging. It’s a good idea to use websites such as Finn.no and Hybel.no to find suitable accommodation, and also check local newspaper ads and social media. 

It's common to go to viewings before you decide to buy or rent, so you can see the property and ask the estate agent or landlord questions. You can find accommodation on several websites. 

You'll also find some specific Facebook groups for each city or municipality.

Rental agreement 

Make sure you have a written rental agreement (lease) that contains information about the rent, deposit, lease period and period of notice. The period of notice is three months for ordinary accommodation and one month for bedsit accommodation. The rental agreement contains important details about what is and is not allowed in the property. This may include rules about smoking, pets, and the use of common areas. Read the agreement carefully to avoid misunderstandings and possible breaches of the agreement.

Most landlords require a deposit, which is usually the equivalent of three months’ rent. This is deposited into a separate account in your name. Most Norwegian banks can help you to set up a deposit account.

Rules for renting accommodation

The tenant (the person renting accommodation) and the landlord (the person renting out accommodation) have rights and obligations as set out in the Tenancy Act. This act states that a deposit account must be opened in the tenant’s name for each lease. The landlord pays to open the account. Both parties must be informed before the bank pays out the deposit.

The tenant is entitled to a good standard of accommodation, and the landlord is responsible for maintenance and repairs. The tenant must take care of the accommodation and pay the rent on time.

Housing allowance
